SOCIETY AS PROJECT OWNER

Self-redevelopment means more control - and more responsibility.

The Society does not simply “remove the developer”. It takes on the project-owner role and must build a professional, financial, legal, approval and construction-management structure strong enough to carry the project to OC and handover.

Document room

Society registration, title / lease, conveyance, property records, plans, member schedule.

Member mandate

Record the applicable society decisions and authority to explore / proceed.

PMC / architect

Appoint the team that will independently test feasibility and approvals.

Legal advisor

Review title, development rights, contracts, member / purchaser documents.

FSI & buildability

Separate theoretical entitlement from actual sanctionable / constructible potential.

Project budget

Premiums, TDR, construction, rent, finance, tax, sales and contingency.

Funding structure

Own funds, member contribution, project finance, sale proceeds or other lawful route.

Planning permissions

Authority submissions, NOCs, sanctioned plans and CC stages.

Contractor procurement

BOQ / scope, eligibility, bids, contract, guarantees and milestone payments.

MahaRERA / sales

Assess registration / disclosure obligations before marketing or sale activity.

Transit & vacating

Secure member protections, possession records and move-out sequence.

Quality, billing, programme, change orders, safety and consultant certification.

Title

Conveyance can be a redevelopment blocker.

The Maharashtra Co-operation Department identifies lack of conveyance as a major hurdle and provides an online deemed-conveyance system. Check your Society's title position early.

Regulatory update

Do not build a process around an outdated Registrar NOC assumption.

The Co-operation Department published a 4 November 2025 circular directing Registrars not to issue “No objection” for housing-society redevelopment. Verify the current process from official sources.
