Treat MahaRERA as a project operating system, not a registration certificate.

Before advertising or selling, assess whether the real estate project requires registration under the current law. If registered, promoter disclosures and ongoing project updates continue after the initial certificate.

Registration assessment: RERA contains statutory exemptions, including the Section 3(2) threshold relating to land area / number of apartments, but project phases and facts matter. Verify the current position for the exact project before advertising or sale.
